As Southeast Queensland grapples with ongoing housing demand, Lilywood Landings is playing a vital role in addressing the crisis.
According to Master Builders Queensland CEO Paul Bidwell, our vibrant new community is an important part of the solution and signals confidence in the future of housing delivery in one of Queensland’s fastest growing regions.
“We’re facing enormous underlying demand for new homes across Queensland,” he said.
“Projects like Lilywood Landings are critical in the current climate. They help kickstart supply in emerging communities and demonstrate that the industry has the capacity and confidence to deliver at scale.”
The Queensland Government is targeting 50,000 new dwellings each year to keep pace with population growth, but the state is currently falling well short. According to the latest approvals data, just over 41,000 new homes were approved last year – leaving a significant gap in supply.
With the new city of Waraba expected to accommodate around 70,000 residents in the coming years, activating early stages through developments such as Lilywood Landings will be instrumental in helping to meet that demand.
Against this backdrop, the recent opening of the Lilywood Landings Display Village represents more than just a milestone for the community – it’s a showcase of what is possible.
The Village features 31 homes built by 18 leading Master Builders Queensland members from across Southeast Queensland. It offers prospective homeowners the opportunity to explore contemporary designs, experience quality craftsmanship firsthand, and better understand what’s achievable within the Waraba growth corridor.
Mr Bidwell said despite cost pressures across the construction sector – with building costs rising significantly since COVID – developers are continuing to invest in new communities across the region.
“That investment confirms there is strong demand for housing in Southeast Queensland,” he said.
“When developers move forward with projects of this scale, it reflects confidence that the market is there and that these communities will thrive.”
Early land releases at Lilywood Landings offered accessible entry points for buyers with lots available from as little as $354,000, helping first home buyers and families secure land within grant thresholds. Now affordability remains a key factor in unlocking housing supply and enabling more Queenslanders to enter the market.
While demand remains strong, the industry continues to advocate for policy settings that support faster and more cost-effective delivery.
Mr Bidwell points to planning reform and streamlined approval processes as key levers that could make a material difference.
“A housing code that sets clear building envelopes and reduces unnecessary planning approvals would significantly cut time and cost,” he said.
“Every improvement in efficiency helps bring more homes to market sooner.”
In a housing environment where supply must accelerate to meet demand, developments such as Lilywood Landings are not just welcome – they’re essential.
