Walloon: Greater Brisbane’s most affordable place to build new

17 December 2025

New research from leading property experts RPM Group confirms Walloon as one of the most affordable locations in Greater Brisbane to purchase land — with Highland Walloon leading the way.

According to RPM’s Queensland land market analysis, the price of an average 375sqm lot in Walloon is the lowest across major South East Queensland growth corridors. In fact, lots in Walloon are priced up to $287,000 less than comparable new land offerings in areas from Ormeau Hills on the Gold Coast through to Moreton Bay and the Sunshine Coast.

This affordability comes at a time when Greater Brisbane’s median house price has climbed above $1 million, creating challenges for buyers looking to enter the market or upsize without compromising on lifestyle. Highland Walloon offers a compelling alternative for those seeking value, space, and quality masterplanned living.

RPM’s research also highlights Ipswich as one of South East Queensland’s most active land markets, consistently accounting for a significant share of new lot sales over the past 12 months. This activity reflects a combination of population growth, infrastructure investment, and comparatively affordable land prices, positioning the region as a key provider of new housing opportunities within reach of everyday budgets.

Importantly, RPM notes that the median cost of buying land and building a new home remains lower than purchasing an established house in Greater Brisbane. Masterplanned communities such as Highland Walloon demonstrate the value of new land combined with lifestyle-focused design.

While average lot sizes across SEQ have been gradually decreasing, Highland Walloon offers generous blocks averaging around 500sqm, compared with typical new lots of 375–420sqm. These larger lots provide buyers with flexibility to design spacious family homes, outdoor living areas, and generous green space, making it an attractive choice for lifestyle-focused buyers.

Looking ahead, RPM predicts continued demand for South East Queensland land, driven by population growth and constrained supply. Communities like Highland Walloon are well positioned to meet this demand, offering affordable, flexible, and lifestyle-oriented land options within reach of everyday Brisbane living.
